Vanderbilt Park


The oldest area in Doral , Vanderbilt Park is home to that free-sprited group of people who eschew Homeowners Associations and all the restrictions that go with them. Apart from one or two pockets of developer built "spec" homes, all properties are custom built and except for an area on the south side, no home resembles it's neighbors.

Many years ago, when Vanderbilt Park was first platted it was an escape from the city of Miami. Lots were sold to many individuals, a few of whom built modest get-away retreats. There were no sewer lines, only septic tanks and no municipal water lines. The residents built their own wells. This was on the edge of the everglades and the city was a long way away.

However, by the mid-seventies, the picture was already changing. A developer had already built and sold some solid, comfortable homes. There were one or two much larger custom built homes, one of which even had it's own pool! The great majority of the lots, though, were still vacant. The area was still an island off largely undeveloped Nw 25th Street, hidden in heavy trees and bounded by a canal to the south, a cemetary to the west and undeveloped land on the other sides.

The biggest change came when the city connected the municipal water lines. The values of lots slowly began to rise and development followed, particularly when Nw 107th Avenue was extended northwards, bringing importance and office buildings to 25th Street.

Today, Vanderbilt Park is a comfortable community with most streets paved and many lovely homes. For the most part, re-sales are around the three-hundred thousand mark up, and currently, (April, 2002), there are four homes on the market at asking prices from $260,000 to $499,000. While quite a few vacant lots still exist, it is quite hard to find one for sale. In the planned world of Doral, the community is still unique!
